How much equity do I need to get started?

That depends on the type of property, the location, and the financing options. In Belgium, banks usually require you to contribute at least 20 to 30% of the purchase price yourself. You also need to take into account notary fees, registration fees, and any renovation costs, which are not always co-financed. For a property worth €250,000, you should therefore expect to contribute at least €50,000 yourself.

How do I calculate the return on my investment?

The return on real estate is usually calculated as the gross or net rental yield:

  • Gross yield = (Annual rental income ÷ purchase price) × 100
  • For example: €12,000 rent per year on a property worth €250,000 → 4.8% gross yield.
  • Net yield also takes into account costs such as taxes, maintenance, vacancy, and management fees.


This gives a more realistic picture of your actual return. For a complete picture, you can also calculate the total return, taking into account the increase in value of the property and the leverage effect (see below).

What is the leverage effect?

The leverage effect occurs when you partially finance an investment with borrowed money (e.g. a mortgage loan). If the return on the entire property is higher than the interest you pay on the loan, this significantly increases your return on equity.

For example: You buy a property for €250,000, borrow €200,000 at 3% interest, and achieve a 5% gross return. You then make a profit on the difference between that 5% and the 3%, which significantly increases your own return (on your own contribution of, for example, €50,000).

Am I eligible for the reduced VAT rate of 6%?

Sales projects that are subsequently intended for residential rental may also be subject to the advantageous VAT rate for demolition and reconstruction projects. As an investor, you can also benefit from 6% VAT on the construction value when purchasing in these projects.

This applies both to those investing through a company and to private investors who purchase to rent out the property.

  1. The house/apartment must be rented out for at least 15 years to tenants domiciled there.
  2. The habitable area may not exceed 175 m².
What should I look out for when purchasing an investment property?

Some important points to consider:

  • Location: choose a region with high rentability and long-term value appreciation.
  • Condition of the property: older buildings may be attractively priced, but sometimes require heavy renovation costs.
  • Energy performance (EPC): stricter legislation makes energy-efficient homes increasingly important for both rental and sale. All our apartments have an EPC rating of A or higher.
  • Rental market: find out about average rental prices, target groups, and demand in the neighborhood.
  • Taxation and regulations: consider taxes on rental income, registration fees, and possible obligations as a landlord.

Can I rent out my apartments through Triple Living?

Yes, for most projects you can rely on Triple Living Renting, Triple Living's own rental and management service. They will help you with the entire rental process. Even after your property is rented out, they will offer continous help with management and maintenance.

As an investor, do I pay property tax?

Yes, in Flanders you pay property tax (OV) on all real estate, even if it is investment property. The amount of OV may vary slightly depending on whether you are buying as a private individual or through a company. In the latter case, you sometimes pay more, but you can deduct the OV as an expense in your accounts.

How does the purchase of an apartment or house off-plan work?

When purchasing off-plan, a preliminary agreement (a sales agreement) is first signed. This agreement contains: a description of the property, the total price and payment terms, the construction deadlines, guarantees and completion dates, and a statement that the Breyne Act applies. The notarial deed then follows, usually within four months. A customer service representative will personally follow up on your file and contact you when necessary, for example when selecting finishing materials. You can also contact your personal customer service representative at any time with any questions you may have.

How does the handover of an apartment work?

The handover takes place in two phases. During the provisional handover, you check everything together with the builder and draw up a list of any points that need to be followed up. The final handover takes place approximately one year later, after any defects have been repaired or the points to be followed up have been implemented.

How does payment in installments work?

 You pay according to a payment schedule set by the Breyne Act. This approach offers transparency and spreads the payments over the duration of the works.
